Anti-Money Laundering & Counter-Terrorism Financing (AML/CTF)

Our AML/CTF Obligations

From 1 July 2026**, Australian real estate businesses providing certain designated services are required to comply with obligations under the **Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth).

At Reddy G Realty Group, we are committed to meeting our obligations under Australia's AML/CTF framework and supporting the integrity and transparency of Australia's property market.

As part of these requirements, we may need to complete Customer Due Diligence (CDD) before providing certain designated real estate services.

What is Customer Due Diligence?

Customer Due Diligence means taking reasonable steps to:

  • Verify the identity of our clients;
  • Understand who we are dealing with;
  • Identify and verify relevant individuals connected with a transaction;
  • Establish the ownership and control of companies, trusts and other entities where required; and
  • Meet our legal and regulatory obligations.

These requirements may apply to vendors, purchasers and other clients or parties involved in a transaction, depending on the nature of the service we provide.

What Information May We Need?

Depending on the transaction and the applicable requirements, we may ask you to provide information such as:

  • Full legal name;
  • Date of birth;
  • Residential address;
  • Contact details; and
  • Information relating to the transaction.

We may also need to verify your identity using acceptable identification documents, which may include:

  • Australian driver's licence;
  • Passport; or
  • Other government-issued identification.

Additional documents may be required in certain circumstances.

Companies, Trusts and Other Entities

If you are buying, selling or otherwise transacting through a company, trust, partnership, self-managed superannuation fund or another legal entity, we may be required to collect and verify information about the entity and the individuals who own or control it.

This may include information relating to:

  • Directors;
  • Shareholders;
  • Trustees;
  • Beneficiaries;
  • Beneficial owners; and
  • Individuals who ultimately own or control the entity.

Supporting documentation may also be required.

Why Do We Need This Information?

These requirements are designed to help prevent Australia's property sector from being misused for:

  • Money laundering;
  • Terrorism financing;
  • Fraud; and
  • Other serious financial crime.

The information we collect helps us understand who we are dealing with and comply with our legal obligations.

When Will We Need to Complete CDD?

Depending on the designated service being provided, Reddy G Realty Group may need to complete Customer Due Diligence before certain services can commence or continue.

This may include services associated with:

  • Listing a property for sale;
  • Marketing a property;
  • Facilitating a property sale or purchase; and
  • Other designated real estate services.

We encourage clients to provide requested information as early as possible to help avoid unnecessary delays.

What If I Do Not Provide the Required Information?

Where Customer Due Diligence is required by law, Reddy G Realty Group may be unable to provide or continue providing certain designated services until the required information and verification have been completed.

We appreciate your cooperation and understanding.

Privacy and Protection of Your Information

Reddy G Realty Group takes the privacy and security of personal information seriously.

Personal information collected as part of our AML/CTF obligations will be handled in accordance with applicable Australian privacy laws, including the *Privacy Act 1988 (Cth)* and the Australian Privacy Principles where applicable.

We take reasonable steps to protect personal information against misuse, interference, loss and unauthorised access, modification or disclosure.

Information may be collected, used or disclosed where required or permitted by law, including for the purpose of meeting our AML/CTF and other legal and regulatory obligations.

Frequently Asked Questions:

Do AML/CTF requirements apply to both buyers and sellers?

Yes. Depending on the circumstances and the designated service being provided, AML/CTF requirements may apply to both vendors and purchasers, as well as relevant entities and individuals connected with a transaction.

Will an AML/CTF identity check affect my credit score?

No. An AML/CTF identity verification is not a credit check and does not assess your creditworthiness.

I have dealt with Reddy G Realty Group before. Do I still need to provide identification?

Possibly. We may need to collect or verify your information again depending on the transaction, the information we hold and our legal and regulatory obligations.

What documents will I need to provide?

In many cases, you may be asked to provide a current government-issued photo identification document, such as a passport or driver's licence. Additional documents may be required depending on the circumstances of the transaction.

What if the property is owned by a company or trust?

Where applicable, we may need to establish and verify the ownership and control structure of the entity, including relevant directors, shareholders, trustees, beneficiaries and beneficial owners.
